A private pool villa in Pattaya can earn well. It can also sit empty for weeks, collect poor reviews and cost more to maintain than it brings in. The difference is rarely the villa itself. It's the setup before the first guest arrives, and the discipline of running it every day after that.
We've run pool villas of our own and managed them for owners across Pattaya, from a single luxury villa to estates of nine and eleven. This guide covers what we've learned, in the order an owner meets it.
Start with the law: can your villa take short stays?
Thailand's Hotel Act B.E. 2547 (2004) treats paid accommodation for travellers as a hotel business. In practice, renting a villa for stays shorter than 30 days falls under it. Running an unlicensed hotel can bring up to a year in prison, a THB 20,000 fine and a further THB 10,000 for every day it continues, according to lawyers writing on Lexology. The same article notes legal proceedings against owners running illegal daily rentals in Pattaya and Chonburi. Enforcement here is not theoretical.
Most villas don't need a full hotel licence, though. Since 30 October 2023, accommodation with no more than 8 rooms and no more than 30 guests falls outside the definition of a hotel. Instead, it registers with the local registrar as non-hotel accommodation. That registration is valid for five years, and PKF Thailand notes it is open only to Thai nationals.
What this means for you:
- A villa of up to 8 bedrooms can usually register as non-hotel accommodation. Do it before you list, not after.
- An estate with more rooms across several villas on one plot may count as a single hotel. Check how your rooms are counted.
- A foreign owner needs a proper structure for the business. The Foreign Business Act and work permit rules apply to whoever runs it, so get a Thai lawyer's advice first.
- Stays of 30 days or more are residential leases and don't need either registration.
Two more obligations catch owners out. Every foreign guest must be reported to immigration within 24 hours through a TM30 notification. Rental income must also be declared, and booking platforms increasingly share data with tax authorities.
Get the villa guest-ready before you list it
Guests compare your villa with dozens of others in a few seconds. Before any photographer arrives, walk through the villa as a group of eight would.
- Sleeping: every bed made up the way the listing will describe it, with enough towels, hangers and power points in each room.
- The pool: clean water, working lights and safe edges. The pool is the product, and a cloudy one ends up in a review.
- Cooling and Wi-Fi: air-conditioning in every bedroom, and Wi-Fi that reaches the pool deck.
- Outdoor space: shade, loungers and a place to eat together outside. Groups spend most of their stay by the pool.
- The kitchen: enough plates, glasses and cookware for the full guest count, plus a barbecue if you have space.
Styling matters more than most owners expect. When we took on Wonderland Villas, the three villas were already furnished. We restyled them and added guest-facing touches, and they were guest-ready within 15 days. If your villa is still being built, involve an operator early. At Aqua Pool Villas we advised on layout and design for guest flow before launch, which is far cheaper than fixing it later.

Photos and listings do most of the selling
Most bookings are decided on the first photo and the price. Professional photography is not optional. Shoot in good light, show the pool from the living room and the living room from the pool, and photograph every bedroom exactly as it will be sold.
Then list the villa on more than one platform. Each one reaches different guests:

Running five calendars by hand leads to double bookings. Use a property management system or channel manager to sync availability and rates. For Magnitude Pool Villas we set up the villas on Airbnb, Booking.com, Agoda and Trip.com, set up the PMS on RentalWise, and photographed and edited every image. It took 15 days from start to live.
A complete listing has:
- the exact bed count and maximum guests, matching your registration
- house rules on noise, parties and visitors, stated plainly
- the deposit amount and how it's returned
- the location and drive time to the beach and Walking Street
- honest notes on what's nearby, so there are no surprises in reviews
Price by season, day of week and group size
Pattaya's year has a clear shape. The dry, cooler months from November to February are the peak. The wet season runs from roughly June to October, and local guides put hotel rates then at 30 to 50 percent below peak. A villa earns much of its year in a few months, so set your rates accordingly:
- Seasons: raise rates and set minimum stays for December and New Year well in advance. At Wonderland Villas, December reached 90 percent occupancy.
- Weekends: Pattaya is a weekend trip from Bangkok, so Friday and Saturday nights often sell first. Price them higher than weeknights.
- Holidays: Songkran, Chinese New Year, Diwali and long weekends in Thailand and India bring their own spikes.
- Group size: set a base rate for a fixed number of guests and charge for extra guests, rather than one flat price.
Keep your rates in line across platforms. Guests notice when a villa is cheaper on one site, and platforms penalise it in rankings. We cover this in more depth on our revenue and OTA management page.
Run the guest side like a small hotel
Once bookings come in, the villa lives or dies on operations. Guests rarely complain about the villa they saw in the photos. They complain about a slow reply, a late check-in, a dirty pool or a broken air-conditioner nobody fixed.
What guests notice most:
- Response time. Reply to enquiries within the hour. Slow answers lose bookings to the next villa in the search results.
- Check-in. Someone meets the guests, collects the deposit, takes passport copies for the TM30 report and shows them how everything works.
- A reachable contact. Guests need one number that answers at 11pm when the power trips.
Between every stay, the turnover follows a fixed list:
- Full clean, with fresh linen and towels for the booked guest count
- Pool cleaned and water tested
- Air-conditioners, Wi-Fi, lights and hot water checked in every room
- Damage and missing items checked against the inventory before the deposit is returned
- Amenities restocked: toiletries, drinking water, kitchen basics
- Photos taken of the finished villa, so the next check-in starts from a known state
Reviews compound. Reply to every one, thank guests by name, and fix what they raise. A villa with forty good reviews and quick replies will out-book a nicer villa with five.
Know your numbers
Check a few figures every month:
- Occupancy: booked nights divided by available nights.
- Average daily rate: revenue divided by booked nights.
- Revenue per available night: the figure that combines both, and the fairest way to compare months.
- Channel mix: where bookings come from, and what each channel costs in commission.
- Review score on each platform.
- Cost per turnover: cleaning, laundry and utilities per stay.
If occupancy is high but revenue per night is low, you're underpriced. If occupancy is low in peak season, look at your photos, listing and reviews before you cut the price.
Run it yourself, or hand it to a manager?
If you live in Pattaya, have time every day and enjoy hosting, you can run a single villa yourself with good systems. Many villa owners live elsewhere, in Bangkok or abroad, and that changes the picture. A villa needs someone on the ground seven days a week.
